Buying First Home (100% loan)

A young couple who are both permanently employed and currently privately renting are looking to buy their first house but with no deposit available they have been unable to get a mortgage via their estate agent for the required amount. We were able to help by using a lender who offer 100% loans and with enhanced income multiples. The client took our advise and were able to buy the property they wanted where the monthly cost on the mortgage was less than their monthly rent. Buying First Home – Guarantor

A young couple main earner has been self employed for 1 month with no proof of income. His partner is on maternity leave and due to the arrival of a new baby they need to move to a bigger home. Clients have a 5% deposit available and are unable to get a mortgage as there is difficulty of providing proof of income. By adding the partner’s father on to the mortgage we were able to use his income and obtain a mortgage for our clients. The aim is to remove his details just as soon as proof of income is available from the self employed work. Buy to Let

A couple in their early fifties married with grown up children are looking for a second property near a university to let to students. They were told by their estate agent that they would not be able to obtain a mortgage were the property would be let to students. They were also unsure whether they could obtain a mortgage due to their age. We were able to find a lender who specialised in Buy to Let for students and also who allowed the mortgage to run into retirement. Mortgage rate offered was competitive. Client took our advice and has brought a property within 5 minutes walk from the university and they plan to let the property ready for the new term to start. Buy to Let – Multiple Purchases

A new client approached us to arrange a Buy to Let mortgage so that he could buy his first buy to let property. His long term plan is to purchase a number of properties to start up his letting business. To date we have been able to arrange 12 Buy to Let Mortgages (with the same lender) which has in turn enabled him to purchase 12 properties. By placing all 12 mortgages with one company we have been able to secure a preferential rate of interest along with a dedicated point of contact for both the processing and underwriting of all mortgages. This ensures a swift application process which ultimately means that our client can complete on the sale and start letting the property out as soon as possible. Our client has plans to do a least a further 6 mortgages with us.
